Complex Property Clearance

Complex property clearance can involve many different types of property. TCS are specialists in hoarded properties, one of the most common types of complex clearance.

 

Our team are fully trained, and experienced in the difficult clearance conditions that hoarded properties present. We understand that hoarding or dyogenes syndrome is often due to physical or mental disability and often is no fault of the client. We aim to calmly understand our client’s needs and create a working plan to safely and effectively clear the property. Other complex property clearances can involve properties with large collections of single items, high risk properties including severe hygiene properties, drug use clearances (including hypodermic needles), contentious Estates, properties with difficult access, extremely large properties, and properties with high value contents.

 

Some properties even have a combination of several of the above! There is no property which we will not assess with a view to undertaking a complex clearance.

How do we begin with a hoarded or complex clearance?

We initially attend the hoarded or complex property with no obligation. We meet the client, view the contents, where possible, and calmly discuss. Sometimes, access to individual rooms, or even the whole property is restricted, and this will not shock or deter TCS.

 

TCS work as a team, with many of our individual members bringing their skills to this type of work. TCS are proud of individual team members with search and recovery skills, safeguarding and documentation backgrounds, antique and valuation experience, logistics, discretion, and physical hard work!

Developing and utilising our skills

We aim to develop and utilize these skills as a team to create comprehensive action plan which we can then carry out. With these clearances we retain and document items which family members or professional clients require including financial paperwork, evidence of assets including deeds, account details, bonds, shares, and physical cash. We also retain photographs, items of family sentimental value, and aim to locate items requested. Jewellery is also retained and documented and valued in house, if required.

From bedsits to country house clearances

Recent complex property clearances undertaken by TCS include an apartment (second floor with no lift) completely full of football programmes including the kitchen and bathroom, two properties owned by the same client full to the ceiling with unopened mail order purchases, a property with previous significant drug use, with boarded up windows and no electricity. Another property with multiple vehicles, car parts and a large collection of china, and a contentious Estate where every single item had to be documented.

 

We regularly clear properties with hoards of newspaper, clothing, or both. We cover properties from bedsits to country house clearances and treat each client or their family with equal respect and empathy. Often, with this type of property  TCS are able to recover items of value meaning we can maximise return in the best interest of the Estate. Often our regular clients ask us to travel outside the South West to undertake this specialist work.

Private Clients

For private clients, thinking “where do I begin with clearance”, we are often a welcome discovery. Our experience, track record, asset recovery and team and vehicle capability allow us to successfully undertake work most companies cannot, or do not want to. From our private clients, the phrase which we hear most is “that’s a weight off my mind”.
