Probate & Valuations

‘Probate’ is a snapshot of someone’s assets at the time of passing away. Assets can include anything of value which someone owned including property, investments, their household contents (known as ‘chattels’), jewellery, vehicles and anything else of value.

We offer step-by-step and easy to understand assistance with all aspects of chattels valuation, vehicle valuation and jewellery valuation for probate.

These valuations are formal written documents which are suitable for submission to HMRC as part of a probate application. Please note, we value only physical objects including the contents of a property, antiques, fine art, collections, furniture, jewellery and vehicles. We are unable to value an actual property (house) or investments.

There are three main reasons for undertaking a probate valuation of contents…

  1. The whole Estate (including the home, contents and investments) is subject to Inheritance Tax (IHT)
  2. A percentage of the Estate is left to charity as opposed to a cash sum (for example, 5% to charity rather than £1000)
  3. There is some disagreement among the family or beneficiaries of the Estate, or it is likely to be disputed (often called a ‘contentious’ Estate)

How TCS undertake a contents valuation

We would answer your call or email, take some basic details, discuss your situation and cost for the service. Our Valuation Manager or Director would attend your property, discuss the furniture, chattels and any valuables and make notes.  If required, jewellery or vehicles could also be appraised at this time.  Our Valuation Manager would return to the office and undertake any research required.  A full written document, suitable for submission with the probate paperwork would be sent out by email, hard copy or both. This is normally within seven days, although complex valuations may take longer. Section 160(a) Inheritance Tax Act requires an ‘open market value’ of goods and chattels. We will use a combination of knowledge and experience, research and analysis of multiple sale to provide these figures.

Our valuations are covered by our Professional Indemnity Insurance.
